Management and operational activities
The value of a building depends heavily on the quality of its day-to-day management. As a result, the property manager is a key partner for the investor at every stage of implementing their property strategy. Their role is to support investors and meet their expectations in full.
Management handover
The management handover phase is designed to build up a detailed understanding of every aspect of the building: tenants, budget, accounting, tax, technical, regulatory, environmental and safety. Telmma adapts its management methods during this phase to align with the investor’s imperatives and strategy.
If the building is new or has been renovated, Telmma can support the owner by taking over management of the completion of works guarantee.
OPERATION
During the operational phase, Telmma takes care of:
- the relationship between tenants and owners,
- accounting, rent receipts and incoming payments,
- budget production,
- calculation and statements of charges,
- benchmarking and monitoring of performance indicators.
A good property asset management policy relies on the manager’s ability to anticipate events and incorporate their actions in a progress plan-based approach.
Telmma places particular emphasis on:
- procedure implementation and monitoring,
- selection and listing of resources and service providers,
- service provider monitoring,
- checking and implementation of safety regulations,
- rigorous monitoring of regulatory controls.
Legal affairs:
Telmma also takes care of:
- drafting and managing contracts of all kinds (leases, insurance, service providers, etc.)
- drafting leases,
- managing disputes over rental issues and others,
- monitoring changes in legal requirements.
Crisis management:
Telmma manages and coordinates:
- management of penalty payments and priorities, immediate implementation of ad hoc emergency plans to safeguard people and/or property,
- post-crisis management and return to operation,
- review and suggestions for improvements to reduce risk.
